Floor Failure Diagnosis
& Site Audit
Before any repair is quoted, the floor has to be read. POLYZEN walks the area, maps every failure type, measures the substrate and the moisture in it, and issues a written recommendation that says what failed, why it failed, and what will hold.
What a floor audit establishes
A failed industrial floor rarely fails for one reason. Delamination, blistering, cracking and rapid wear each point to a different cause, and the same visible symptom can come from the slab, from moisture rising through it, from chemical attack, from the wrong system being specified, or from the way the floor was installed. A POLYZEN site audit separates these before anything is repaired, so the rectification addresses the cause rather than the symptom, and so the floor does not fail again in the same place.
The audit, layer by layer
The floor is read from the slab upwards, because a problem at the bottom shows itself at the top.
Service Conditions
Loads, traffic pattern, wash-down regime, spillage and temperature swings are recorded, because the same coating behaves very differently under a pallet truck than under a steel-wheeled forklift or a daily caustic wash.
Delivered as a POLYZEN Applied System
The audit is delivered as part of the POLYZEN Applied System, surveyed and reported by the same team that carries out the rectification, so nothing is lost between the finding and the fix. Scope, method and system selection follow from what the audit finds on site, not from a standard list.
How findings are recorded and reported
Field checks follow recognised methods, and the report states what was measured, where it was measured, and under what conditions. POLYZEN reports the readings actually taken on site. It does not publish fabricated figures and it does not issue certification of any kind.
Test locations, methods and conditions are recorded with each reading, and the report separates what was measured from what was inferred. Where structural distress is suspected, a structural engineer input is recommended. POLYZEN confirms system values on the product technical data sheet.
Four steps on site
Site Walkover
The full area is walked with your maintenance team, and the history of the floor, its use and any earlier repairs are recorded.
Measurement
Moisture, adhesion, film thickness where accessible, and the extent of each failure type are measured and located.
Cause Analysis
Findings are read together to separate substrate, moisture, chemical and installation causes from one another.
Written Report
You receive a written recommendation setting out the scope, the method and the sequence for rectification.
The audit record
| Checked | What it tells us |
|---|---|
| Substrate soundness | Whether the concrete itself can carry a new system |
| In-slab moisture | Whether a coating will lift again after recoating |
| Adhesion | Where the bond is failing: film, interface or concrete |
| Film thickness | Whether the original system was applied as specified |
| Joint condition | Whether movement is tearing the floor at the joints |
| Crack pattern | Whether cracking is surface, structural or movement related |
| Chemical exposure | Whether the system in place suits what is spilt on it |
| Traffic and loading | Whether wear matches the use or points to the wrong system |

What happens after the audit
The audit report is yours to use, whoever carries out the work. Where POLYZEN carries out the rectification, the repaired area is covered by a written warranty issued with the completion documents, and the audit findings form the baseline the work is measured against. The standard period on resin flooring systems is 12 months from handover, extendable to 24 months by written agreement, and applied waterproofing carries 5 years as standard. Read the full warranty terms.
