Annual Maintenance Contract
Rate Contract
This is not an annual fee. Rates for each kind of maintenance work are agreed once for the year, you raise an open purchase order, and jobs are carried out and measured as they arise. You pay for work measured, not for a year booked in advance.
What a POLYZEN rate contract is
An industrial floor in daily use throws up small work continuously: a bay that lifts, a joint that spalls, a patch worn through by a turning point, an area that has to be re-formed after a layout change. Handling each of these as a fresh enquiry costs more in approvals and waiting than in work. A conventional annual maintenance contract fixes a lump sum for the year whether or not the floor needs attention. A POLYZEN rate contract fixes the rates instead: it lets you release work against a single open purchase order, and turns the whole running load into one measured, checkable stream.
The contract, stage by stage
The contract is built from the ground up, and every stage rests on the one below it.
Consolidated Billing
The measurements from the period are consolidated into a single bill each fortnight or month, and processed on your own payment terms rather than on ours.
Delivered as a POLYZEN Applied System
Maintenance is delivered as a POLYZEN Applied System, by the same trained applicators who install new floors and in the systems already on your floor. Only the commercial route changes: a rate contract instead of an enquiry for every patch.
Rates, measurement and approval
Everything billed traces back to a measured job at a rate you approved before the year started. Nothing outside the agreed rates enters the purchase order without a separate quotation. POLYZEN does not publish rates on this website, because published rates become negotiation leverage rather than information.
Rates, the scope of the schedule and the billing cycle are set out in the contract document for each site, because they depend on the floor area, the systems already in place and the load the floor carries. Work outside the agreed schedule is quoted separately and begins only after that quotation is approved.
Four steps to a rate contract
Site Audit
The floor is audited so the schedule covers what this floor actually needs, not a standard list.
Rate Schedule
Each kind of work is described and priced for the year, and agreed before anything starts.
Open PO
You raise one open purchase order against an estimate of the year of work.
Work And Measure
Jobs are released, carried out, measured and billed in one consolidated cycle.

Warranty and the contract
A rate contract and a warranty are two different things. Work carried out under the contract is covered by a written warranty issued with the completion documents for that work. Where POLYZEN installed the original floor, the contract runs alongside the original warranty rather than replacing it, and what each one covers is stated in writing. The standard period on resin flooring systems is 12 months from handover, extendable to 24 months by written agreement, and applied waterproofing carries 5 years as standard. Read the full warranty terms.
