A floor can be worn without being finished. Where the existing system is still bonded and the slab is dry, the surface is prepared and recoated rather than removed, which returns the floor to service in a fraction of the time a replacement takes.

OVERVIEW

When a recoat is the right answer

Recoating renews the wear layer of a floor that is tired but structurally sound. It works when the existing system is still bonded to the slab, when there is no moisture driving up from below, and when the problem is wear, dullness or loss of finish rather than delamination. Where those conditions are not met, a new coat simply traps the failure underneath and buys a few months at best, which is why adhesion and moisture are checked before recoating is offered as an option at all.

Refurbishment is delivered as a POLYZEN Applied System, surveyed, specified and installed turnkey by trained applicators. The topcoat family, the build and the finish are selected to suit the existing system, the exposure and the traffic the floor carries.

How a recoat is decided

Recoating is a decision before it is a process. Adhesion and moisture are measured first, and where the existing system cannot hold a new coat, POLYZEN says so and quotes removal instead. Finished values are confirmed on the product technical data sheet, and POLYZEN does not publish fabricated figures.

WARRANTY

Warranty on recoated areas

Recoated areas carried out by POLYZEN are covered by a written warranty issued with the completion documents. It covers the new coat and its bond to the prepared surface. Where the existing system underneath is retained, the limits of what that warranty can cover are stated in writing before the work begins. The standard period on resin flooring systems is 12 months from handover, extendable to 24 months by written agreement, and applied waterproofing carries 5 years as standard. FAQ

Recoating and refurbishment questions

Can a worn epoxy floor be recoated instead of replaced?
Often, yes. If the existing system is still bonded to the slab and there is no moisture driving up from below, the surface is abraded, made good and recoated, which is faster and far less disruptive than a full replacement.
How do you know a recoat will hold?
Adhesion of the existing system and moisture in the slab are checked before a recoat is offered. If either reading fails, recoating is not recommended and removal is quoted instead.
Does the whole floor have to be recoated?
Not necessarily, but a recoat laid across a full bay or a full defined area gives a uniform finish. Patch recoating leaves visible boundaries where the old and new films meet.
Will the colour match the old floor?
A new coat will not match an aged film exactly, which is why recoating is normally done over a full, defined area rather than in scattered patches.
How long does the floor stay out of service?
It depends on the area, the preparation needed and the cure schedule of the topcoat laid. The sequence and the return-to-service time are agreed before work starts.
Can recoating be done in phases?
Yes. Areas are usually taken in phases across agreed shifts so production continues, with each phase closed and cured before the next one is opened.
What if the floor turns out not to be recoatable?
You are told before the work starts, not after. The checks come first, and replacement is quoted where that is the honest answer. Floor Failure Diagnosis
