OVERVIEW

What is Flake Epoxy Flooring?

Flake epoxy flooring — also called chip or flake-broadcast flooring — is a decorative system where coloured vinyl flakes are scattered into a wet epoxy base coat, then sealed under clear coats. The result is a speckled, terrazzo-like surface available in countless colour blends. Beyond the looks, the flakes add a subtle slip texture and visually disguise dust, scuffs and minor wear — making it one of the most practical decorative floors for busy spaces.

THE POLYZEN SYSTEM

How the System Is Built

A flake epoxy floor is a broadcast system — flakes are locked between a base coat and clear seal coats. Tap any layer to see its role.

Clear Seal Coats

Wear Surface

One or more clear coats are applied over the flakes and sanded between coats, fully encapsulating them into a smooth, durable wear surface. Gloss or satin sheen, with an optional anti-skid additive. System values: Per TDS.

FAQ

Frequently Asked Questions

What is flake epoxy flooring?
It is a decorative epoxy floor where coloured vinyl flakes are broadcast into a wet base coat and sealed under clear coats, creating a speckled, terrazzo-like finish. The flakes add texture, hide scuffs and dust, and make the floor extremely practical for busy areas.
Is flake flooring slip-resistant?
Yes. The flakes create a naturally textured surface that improves grip compared with a smooth gloss floor. For wet or high-risk areas, an additional anti-skid additive can be specified into the clear seal coats.
Why choose flake over a plain epoxy floor?
Flake floors hide dust, tyre marks and minor wear far better than a solid colour, so they stay looking clean with less effort. They also add slip texture and a decorative finish — ideal for garages, showrooms, clinics and high-traffic spaces.
Which POLYZEN product is used?
Flake floors are delivered using ZENDÉCOR Fleck (ZD-F), POLYZEN's flake-broadcast decorative epoxy system. The flake blend, coverage and seal coats are confirmed during survey based on the area and traffic.
Can I choose the flake colours?
Yes. Flake blends come in a wide range of colours and sizes, and coverage can be full (dense) or light (subtle). A reference sample is prepared and signed off before application so the finished look matches your expectation.
Does POLYZEN provide a warranty?
Yes. Every installation is handed over with a final inspection and a written system warranty, with terms confirmed per project scope and substrate condition.
